The townhouse is spacious yet cozy. Our fully updated 4 bedroom, 4 bathroom home is ideal when traveling for leisure, business, attend a conference, weddings or sporting events.
The design is bright, clean, and the home is furnished with all you need to make it your home away from home!
The location is convenient to shopping, dining and entertainment and it offers easy accessibility to Texas A&M University and Kyle Field.
Our house is walking distance to a recreation center and waterpark.
We have 3 properties within 5 minutes of each other. Here are 3 THINGS PEOPLE LOVE about our properties:
1. The LOCATION. When we were evaluating property locations, our realtor stated "This location you are 10 minutes from everything". He was not exaggerating.
2. The NEIGHBORHOOD is a quiet, safe, family friendly neighborhood that is pedestrian, pet and bike friendly. The tree-lined sidewalks allow for a peaceful walk to explore.
3. The HOUSE is CLEAN. One can have the most beautiful property, but if it isn't clean - no thank you. We hire the top cleaning services in the area and we go one step further: we require they follow OUR standard operating procedure document as to how WE want the property cleaned. Every guest review we have received has said our property was spotless and 5* review for cleanliness. We are certain a clean house is a priority for you, and we won't disappoint.
All bedrooms have King Beds, 50" Smart TVs, full length mirror, private Full Bathroom.
All bathrooms have full linens, hair dryer, hand soap, body wash, shampoo & conditioner.
All TVs in the home include free Roku apps & ESPN+ streaming services.
Guest Access
Guests have full access to the entire townhome, as well as all the amenities at The Barracks community.
Other things to note
We are close to a train track. The train runs close by the property in late morning and again in the early afternoon.

Policies:
- No smoking, vaping or incense burning is allowed inside the house
- No parties allowed
- No pets allowed
- Must be at least 25 years old to book
- Photo ID may be required upon check-in
General Requirements:
All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager. Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.
Television:
Living room & all bedrooms have Smart TV’s (Roku Pin Code is 1030). We have free ESPN+, Roku Apps streaming services on all TVs. You are also free to log into your subscription services if you chose to do so.
Laundry Room: Guests may use the washer & dryer. Detergent, Bleach, Oxy Clean, Dryer Sheets are on the shelves above the washer & dryer.
Parking:
Parking: we have 3 dedicated parking spaces that fit 6 cars; three up front and another 3 cars behind the front 3 spaces. These spaces are in the back of the property. There are an additional 2 spaces in the front of the property on Kimber Lane
Noise & the Neighborhood:
Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties. Quiet time is 10pm - 8am. Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit.
Functions:
Parties and large gatherings of any kind are strictly prohibited. Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.
Children:
Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood.
Visitors:
Maximum number of people is 10 people total on the property at any time (a $50 per person above 10 additional fee will be collected at checkout. Guests are responsible for ensuring maximum visitor numbers are not exceeded. Visitors are complicit with these House Rules. Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional $50 fee as noted in the booking price.
Guest Check-out (by 11am):
1. Place all used bath towels, hand towels and washcloths in the hamper’s provided in each bedroom.
2. Load the dishwasher with dirty dishes and turn on the dishwasher. (Soap pods are provided)
3. Make sure the front door, back door and windows are locked.
4. Turn on the outdoor lights in the front of the house. (Light switches are to the right of the front door in the kitchen).
5. Dispose of Garbage and Recycling in the trash & recycle cans on Kimber Lane.
Security:
Any time Guests leave the property, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage
Damage and Breakage:
All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement.

Compliance:
Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
