Be uplifted by the famous Byron Sunsets as you look out over the bay and the twilight glow fills every room of the house, and soak in the serenity of your view out across town to the blue water and the mountains beyond.
We invite you to relax and enjoy the spacious, modern interior and the large outdoor entertaining area and pool. Privately positioned high on hill at the end of a quiet street but still only 500m from restaurants and the local grocer and walking distance to the beach.
This Homestay is for 6 adults and has a maximum capacity of 8 including children. It will be very clean on your arrival. We ask that you leave it tidy and free of rubbish on your departure.
Please remove your shoes before entering the house.
This is a no smoking house but feel free to smoke in the outside areas.
Please do not rearrange our furniture. If you do move any items, please put them back afterwards.
All noise levels must be considerate, especially at night; as this is a home in a leafy suburban setting, and we like to keep our neighbours as friends. Noise must be kept to an absolute minimum after 9pm. We are a member of the Quiet Hotline which allows neighbours to call a trained security team to deal with noise disturbances. Call outs will be charged to the tenants.
Our homestay is for booked guests only. No extra adults or children as overnight visitors are permitted. Parties or events, illegal activity or inappropriate anti-social behaviour are strictly prohibited. Entertaining a third party at the property will be deemed as hosting a party or event - authorities and Airbnb will be contacted and you`ll be asked to vacate the property immediately.
This is a family oriented and child friendly home, however children and infants must be under active supervision by a parent or guardian, at all times. Please don’t leave Children in the gated swimming pool area without an adult actively supervising.
For safety and to ease the burden on the environment, please switch off electrical appliances when they are not in use, or when you are leaving for the day. This includes air conditioners, fans and portable device chargers.
Enjoy the barbecue & pizza oven outside. Please clean up after yourselves and keep the grill and oven clean.
Lastly, because this our home, please be respectful of the property and keep it clean before you leave. We don’t like having to charge extra cleaning fees.

Additional Cleaning Fees
If dishes are not washed, an extra cleaning fee of $50 may be applied.
If the BBQ & Pizza oven requires extra cleaning, an extra cleaning fee of $150 may be applied.
If rubbish is not removed and/or bins are not left out for collection, an extra cleaning fee of $200 may be applied.
Any other damage to our furniture or other furnishings will be charged at cost. We`d appreciate it if you`d let us know immediately if any accidents happen.
