How to Book: It is highly recommended to book in advance to secure your timeslot. Bookings are handled through the `FV Peppers Hotel` Reception on Brunswick Street (you may visit in person or call them).
Fees: A $35 cleaning fee and a security deposit are required for these private bookings.
Secure Parking: There are local paid parking (Wilson Carpark) lots in the nearby area, please consider this before you arrival.
Important Note for Reception
If reception staff inquire about your stay, please simply state that you have a private lease for apartment 2314 in the Flatiron building.

Check-in is quick and seamless with secure self check-in, allowing you to arrive at a time that suits you. While we won`t disturb your stay, we`re available by message seven days a week should you need assistance, local recommendations or support. Our goal is simple: to provide responsive, genuine hospitality and ensure every guest enjoys a seamless five-star experience.

• Welcome essentials provided: Fresh coffee, tea, sugar, olive oil, salt, pepper, shampoo, conditioner, body wash and laundry essentials are supplied to help you settle in comfortably. Additional supplies can be purchased from the nearby Woolworths Metro, just a short walk away.
• Perfect for extended stays: Whether you`re travelling for business or leisure, the apartment is fully equipped with everything you need for a comfortable short or long-term stay.
• A peaceful luxury residence: To ensure every guest enjoys a premium experience, parties, events and large gatherings are strictly prohibited. Guests must respect the building, neighbours and community at all times. Guests under 23 years of age require prior approval before booking.
• While the building intercom is functional, please be aware it is not always reliable. This is beyond our control, and we cannot offer compensation if it malfunctions.
• If you order food delivery, please go down and collect it in person from the main lobby entrance.

Terms of Stay: If you are under 23 years old, please provide passport identification for each guest (except under 18). If you have not had any Airbnb reviews or history on Airbnb or are new to Airbnb or have less than 5 star ratings; we may request a security deposit of $500, this deposit is to be paid on the day of your booking acceptance and will be held until your checkout and confirmation of the condition of the apartment is found to be satisfactory. Your security deposit will not be refunded if any of the `House rules`, `Terms of stay`, `Additional rules` or `Body corporate bylaws` have been violated.
BUILDING AMENITIES
+ Guests are welcome to use the building amenities located on Level 6, which include the gym, sauna, swimming pool, spa rooms and Yoga room. Social and Leisure spaces include garden. Outdoor and indoor seating areas and meeting spaces.

+ Amenity operating hours, closures, maintenance, or restrictions are controlled by building management and are outside of the host’s control. Compensation or refunds will not be provided for temporary amenity closures or maintenance.
CANCELLATIONS AND DATE CHANGES
+ Please only book when you are sure of your dates as we do not offer any flexibility with date changes for any reason. Booking is at your own risk should there be any travel restrictions or other events (both personal and public) that may affect your stay dates. To be clear, this means that if you are locked down, or the area around the accommodation is locked down, that our cancellation policy still applies.
+ Please note that the host will not be responsible for refunding any money due to unfortunate events that affect the number of nights you stay under any circumstances.
**You are STRONGLY advised to take out adequate travel insurance to cover any unfortunate events on your trip**.
+ Due to the landlords’ allergies, NO pets are permitted in the property.
LIABILITY
+ Guests use the property and all building facilities entirely at their own risk.
+ The host is not responsible for accidents, injuries, illness, loss, theft, or damage to personal belongings occurring during the stay, except where required by law.
+ Guests are responsible for supervising children and ensuring safe use of the property and building facilities at all times.
OUR GUESTS

+ The maximum number of guests allowed in and at the house is your reservation guest count ONLY. Please, no external visitors.
+ If you are bringing an infant on your trip to stay in the property, this is at your own risk. We have not made the property specifically infant friendly, and it is at the guest’s (you) discretion to decide if the property is safe to bring an infant.
+ You are responsible for your own safety (and the safety of any other person present at the accommodation) during your stay.
+ Respect possessions and property as if they were your own.
+ Please never touch the Minut device or someone will attend to check the device, and this attendance will be at the cost of the guest.
+ Please never remove the mattress protectors or sleep on an unprotected mattress.
+ Please remove shoes before walking on the rugs and carpet to avoid additional cleaning fees.
+ As you can imagine, our keys are very valuable to us and our guests. *** For this reason, there is a Tile key-ring device attached to the keys, just in case they get lost, we can locate them. We will not check the location of this Tile unless the keys are reported lost. Please do not remove this keyring***
